LANDLORD BUY-TO-LET

Creating the 'wow' effect with prospective tenants for buy-to-let properties can be diffiicult, especially if the properties are unfurnished or refurbishment isn't quite finished.

Here is an example. I produced 30 photographs for four flats in a former commerial building that was being extensively refurbished. The work was nearly complete and the agent was keen to start the marketing process.

The shoot took three hours on site and the same amount of time to process - it was quite challenging as there was no internal lighting and I had to rely on daylight - most shots took several seconds and, in one case, 30 seconds to expose (this was one of the internal bathrooms) - the post-production processing involved having to balance the bright ares and shadows in every shot. In some cases, in order to show the bathrooms in the same shots as the bedrooms, I had to take two shots at different exposures and then blend them on the computer. Some shots required perspective changes to give a more accurate impression and there were numerous cases where I had to remove reflections of my camera and tripod from shiny tiles and mirror surfaces. I also touched up decorations where the painting or cleaning wasn’t finished, such as the hand rail on the staircase.
